  • Maintain 24-hour emergency service, 365 days a year

  • Schedule and perform maintenance inspections

  • Oversee on-site custodial personnel, landscaping services and common areas

  • Assist with vendor selection for on-site maintenance support

  • Manage maintenance requests, secure timely performance, and track all such histories

  • Oversee vendor selection,  processes and management

  • Provide  Onsite Mobile and Foot Security Patrol that gives end of shift reports

  • Provide Monthly/Quarterly Seminars with Local Police/Security Company

  • Review ALL Current Security Measures, Signs and Notices to Ensure Adequate Compliance

  • Post Security Bulletins and Updates on JWAMG.com Website

  • Assist in the Development of a Home Owner Community Hotline

  • Review and Establish Prohibition Measures of Common Areas for Code/Covenant Violators

  • Present comprehensive financial reports including balance sheets, income statements, general ledgers, accounts payable and income and expense budgeting

  • Reconcile all accounts, including checking, savings, money market, etc.

  • Prepare and release checks

  • Monitor investment funds

  • Process accounts payable and receivables

  • Send delinquency notices and send suspension of rights letters

  • Coordination of tax preparation

  • Budget preparation, finalization- Year-end financial report

  • Secure Online Bill Payments

Legal Services:

  • Issue and File all necessary Liens in violation of codes and covenants

  • Monthly reporting on status of Lien Filings and Projected Lien Filings, with reports on Cancelled Liens and Funds received from Liens

  • Pursue any and all Legal Action Above and Beyond Lien Filing (i.e. Law Suits)

  • Develop and Maintain Amnesty and Payment Programs for all Delinquent Home Owners

  • Conduct and Research All Title Issues with regard to the Association’s Property

  • Prompt Response to Questions and Legal Advice
